About Me

Alice Vysata is a real estate professional with two decades of diversified real estate experience in new development and multifamily. Over the last decade in private equity, Alice has specialized in conventional and government-subsidized multifamily syndication, acquiring LIHTC, voucher, mismanaged, and value-add apartment buildings. Currently, Alice has shifted her focus to new residential development, and is interested in the addition of a multigenerational living component to homes, while advocating for zoning reform to address barriers to this use.

Alice was previously the the Director of Acquisitions for a bi-coastal private equity firm, during which time she evaluated and closed government subsidized and conventional apartment buildings throughout various U.S. markets.  Since joining the team as an financial analyst in 2011, Alice became the top producer in the company and alone spearheaded $83MM in multifamily acquisitions totaling 2,150 units.  Responsibilities included financial modeling, historical performance and expense analysis, review of DD / third party reports, creation of cap ex budgets, preparation of LOI, PSA, partnership agreements, HUD submissions, and lender reports, coordination with construction and management teams, preparation of investment memoranda for partner presentation, and the training of new analysts and interns. In prior years, Alice enjoyed success as a sales and marketing executive, instrumental in the planning, design, marketing and sale of pre-construction residential and investment properties.  In the early 2000s, she worked in the most sought after markets in the country including Miami and Las Vegas.  Alice oversaw the pre-construction activities of five luxury developments including the proposed residences by Ivana Trump in Las Vegas, where she converted the greatest number of reservations to contract despite its location being second to others of its class. Recognizing a sudden product shift in a growing market, Alice joined efforts with the developer to quickly pivot and re-entitle two additional highrise projects to reflect the rapidly changing customer demand on the Strip. 

Complementing Alice’s extensive real estate experience is her exceptional leadership ability, utmost professionalism, and adherence to the finest standards she continuously demonstrates.  She has consistently conducted herself in a lawful and ethical manner, believing this is the true path to attaining goals and maintaining key relationships along the way. Alice is the daughter of Czech parents, an electronic engineer and a physician, who together emigrated to the U.S. in the late 1960s. Originally from Short Hills, New Jersey, Alice earned a B.A. from the University of Miami and was selected for advanced study in Entrepreneurship and Marketing at the London School of Economics. She is currently pursuing a Master’s Degree in Real Estate Development at Fordham University in New York City.

Alice is committed to her family and the community, and she is a humanitarian at heart.  She supports various foundations and groups committed to the treatment and early detection of brain aneurysms.

A private pilot, Alice owns property at the world famous Spruce Creek Fly-In community in Florida and enjoys boating, lakes and mountains, piano, trivia nights, treasure hunting (Jon Collins-Black) and spending time with family and friends.


Fun Facts:

1)  I love my work and it’s hard to rip me away from it.

2)  The most fulfilling moment of my work to date was establishing social services in a South Central  L.A. apartment complex.  With the help of the Housing Authority we brought in after-school meals, tutoring, piano lessons and basketball training for the youth.  This resulted in many parents thanking us for taking their children off the gang-ridden streets and immersing them in education and sport.  

3) I am addicted to learning. I am currently researching multigenerational housing models (more commonly seen in Europe) which are gaining momentum. Innovative, shared-living environments address mounting housing shortages, reduce energy consumption and improve overall emotional well-being.

4) I believe people should conduct themselves legally and ethically.  It’s the path that best helps you in achieving your goals and maintaining good relationships along the way.

5) I am a private pilot, partial to the flexibility of amphibious planes.  

6) I trained in classical piano for 10 years and have been playing since I was eight.

7) In high school I broke a sprint track record from 1965.

8) I prefer solitude and nature to the masses, and jeans with flip flops to glamour.

9) I love cars both old and new.  The most unique car I owned was the Fisker Karma.
